Bailiff’s Cottage is nestled in a private valley, part of a 250 acre farm on Exmoor in the National Park. The cottage has a truly beautiful and peaceful setting and has been sensitively restored to the highest quality to create a warm, cosy and very comfortable holiday retreat. Underfloor heating throughout, a large well equipped kitchen, sitting room with wood burning stove, SKY TV, CD players, bedrooms with luxurious bed-linen, it is perfect for families, groups or couples. The cottage sits privately away from the main farmhouse, with its own pretty south facing garden, terrace and lawn that runs down to a stream and ford. Unusually, the farm has no public right of way and so guests can enjoy their stay knowing that they are not going to bump into anyone, except the 300 sheep, goats, llamas and ponies. Wildlife is deliberately encouraged and many red deer frequent the farm. Not totally isolated, there is a village shop and pub. Dunster, Dulverton and the coast are within easy reach.

Sleeps 6 in 3 bedrooms: Bedroom 1 with King-size bed, en-suite luxury shower and separate en-suite WC and washbasin. Bedroom 2 with 6' super King-size bed that can be made up as twin beds. Bedroom 3 with double bed. Bathrooms: Bedroom 1 luxury en-suite shower and separate en-suite WC and washbasin. Family Bathroom with roll top bath, washbasin and WC. Cloakroom downstairs with WC and washbasin.

Kitchen: 6 Hob Electric cooker, fridge, freezer, dishwasher, microwave, radio, dining table and chairs, well equipped with plenty of crockery and cutlery. Underfloor heating. Utility Room: Washing machine, tumble dryer, Belfast sink, coat hooks and boot rack. Iron and ironing board. Door to front of house. Living Room: Wood burning Stove (wood provided), 2 large sofas and an armchair, TV ( SKY), DVD player, DVD's and a selection of games and books. Door to terrace, garden and front of cottage. Other: Sitting Room 2 - Double sofa-bed, desk, wireless broadband internet access (Sky), pay-phone. Large Internal Hallway with storage cupboard. Cloakroom with WC and washbasin.

Dogs are very welcome at no extra cost providing the owners are informed at time of booking. Horses can use the paddocks at certain times of the year - please discuss with the owners. Strictly no-smoking in the house. Basic necessities are kept in the house including hairdryer, radio, alarm clock, local information, washing up liquid, toilet paper and more besides. Accessibility: The property is approached from the car parking area by steps and there are steps from the utility to the kitchen / diner which are not suitable for wheelchair use. Outside: Plenty of private parking is to the front of the cottage, with wide and deep steps to the house and terrace. Very pretty garden with stream, ford and access to footpaths and tracks. Outdoor furniture, table, chairs, benches, umbrella, BBQ and brazier. Outside lighting. Outside storage in a separate barn for bikes etc. Coast/Beach: The West Somerset Coast has both sandy and shingle beaches, Dunster Beach is 10 miles. The Coastal Footpath provides stunning scenery from Minehead (12 miles) westwards. North Devon sandy surfing beaches y - Woolacombe, Saunton and Croyde - are 30 miles away.
